13 Tracts range in possible sizes as small as +/- 6.3 acres and as large as +/- 25.4 acres. Final total acreage to be based on final survey after auction is complete. Restrictions to be recorded on all tracts prior to closing. Gravel road off Deer Run will have easement recorded and all adjacent lot owners will share in maintenance of the road. Property in Eugene School District.
Auctioneers Note: We will sell the property by the surveyed acre using the choice method.
SURVEY: All surveys will be completed after the auction and prior to closing. The estimated acreage per tract, as advertised, along with the sales price per acre bid at the sale, will be used on the contracts. Contracts will be amended, after final survey, to reflect the bids, at the sale, per acre and final acreage amount. If a buyer buys multiple tracts, they will receive one legal description with a boundary survey of all tracts purchased, so long as they are adjacent tracts.
TERMS and CONDITIONS: 5 (Five) percent of purchase price to be paid into escrow on the day of auction. Cole County Abstract Company will be the escrow agent. Buyer must be preapproved by their lender and have a pre-approval letter from Bank to present to Gratz Real Estate & Auctioneering on day of auction. Buyer must sign a sales contract prepared by legal counsel. Closing will be held within 60 days of auction date &/ after survey is complete. The cost of the title insurance will be split equally between the buyer and seller. Taxes will be pro-rated at closing. Owner agrees to give possession and clear title at closing. Announcements at Auction take precedence over all printed matter. Owner reserves the right to accept or reject the final bid.
