Tract A: This tract consists of 26.2 +/- acres adjoining the golf course. It has access from an easement over the current drive across from the interchange of State Rd TT and State Rd AE. This tract lays relatively flat with mostly open pasture and approximately 5 acres of timber.

Tract B: This tract consists of 49.8 +/- acres with a residence and numerous outbuildings. There is a barn with a silo, numerous waterers across the property, stables, cross fencing, and a well. Great highway 54 frontage and visibility. After all tracts sell, the windmill located on Tract B will be sold.

Tract E: This tract consists of 40 +/- acres with approximately 1320 feet of frontage off of State Rd TT. Flat and mostly open tract with some timber in the back and a pond.

Tract F: This tract consists of 40 +/- acres with access through an easement along the existing roadway along Tract H and I. This tract is mostly open and flat with approximately 10 acres of timber.

Tract G: This tract consists of 35.2 +/- acres that has access through an easement along the existing roadway along Tract H and I. Relatively flat and has a creek that runs across the property. Almost all open with just a couple acres of timber and a pond on the property.

Tract H: This tract consists of 40 +/- acres with approximately 1320 feet of frontage off of State Rd TT. This property will also have access along the existing roadways to the west side of it through easement. Flat and mostly open tract with a pond.

Tract I: This tract consists of 38.7+/- acres with access through an easement along the existing roadway along Tract H. This tract is flat with two large outbuildings, a well house, and two lean too buildings in the field. This property also has an approximate 7 acre lake.

Tract J: This tract consists of 60.5 +/- acres offers pastureland and crop land with access through an easement along the existing roadway along Tract H and I. The buyer will receive 1/3 of the proceeds from the soybeans.

Auctioneers Note: On the east side of highway 54, the current tenants have the rights for one cutting of hay and the rights to harvest the soybeans on Tract J. Buyers on Tract J will receive 1/3 of the crop yield. There are various private wells and public water district meters across the farm. The property will be surveyed after the auction and prior to closing. We will be selling the farm by the choice method. Restrictions will be placed on property prior to closing. No mobile homes or inoperable vehicles.

REAL ESTATE TERMS and CONDITIONS: 5 (Five) percent of purchase price to be paid into escrow on the day of auction.  Boyd & Boyd will be the escrow agent. Buyer must be preapproved by his lender and have a pre-approval letter from Bank to present to Gratz Real Estate & Auctioneering on day of auction. Buyer must sign a sales contract prepared by legal counsel. Closing will be on or before 60 days after the sale. The cost of the title insurance will be split equally between the buyer and seller. Taxes will be pro-rated at closing. Owner agrees to give possession and clear title at closing. Announcements at Auction take precedence over all printed matter.
