This property consisting of approx. 34.22 acres will be sold at auction in three tracts. Land is located south of town in Russellville near the Elementary school. Restrictions will be placed on the property prior to closing.
Tract A Consisting of approx. 4.36 acres includes the first tract as you enter the property. Tract will be approx. 250ft deep and approx. 700ft long. Level building sit or possible development of multi building locations.
Tract B Consisting of approx. 10.65 acres offers a great building location with lots of possibilities.
Tract C Consisting of approx. 18.74 acres offers another great building site or recreational property for many potential uses.
REAL ESTATE TERMS and CONDITIONS: 5 (Five) percent of purchase price to be paid into escrow on the day of auction. Cole County Abstract & Title Company will be the escrow agent. Buyer must be preapproved by their lender and have a pre-approval letter from Bank to present to Gratz Real Estate & Auctioneering on day of auction. Buyer must sign a sales contract prepared by legal counsel. Closing will be held within 60 days of the auction. The cost of the title insurance will be split equally between the buyer and seller. Taxes will be pro-rated at closing. Owner agrees to give possession and clear title at closing. Survey to be completed after the auction and before closing.
